Tenant Responsibility

General Maintenance Checklist

Routine upkeep tenants are responsible for during their stay.

01 Check furnace filters — replace if dirty
02 Keep vents clean — remove cover & vacuum inside
03 Check smoke detectors & carbon monoxide detectors
04 Check under sinks and all other plumbing for leaks
05 Ensure toilets are not continually running
06 Keep ceiling fans clean and clear of dust
07 Keep A/C filter clean
08 Clean baseboards — remove dust and pet hair
09 Keep yard clean of trash and storage; rake leaves every fall
10 Keep dehumidifier clean, drained & operational in summer (if provided)
11 Winterize all hoses and faucets by September

Touch-up paint is left with the tenant for minor repairs. If lost or used elsewhere, the tenant is responsible for repainting the entire room. Damage from un-winterized hoses/faucets is the tenant's responsibility.

Charges below may be deducted from your security deposit for damage beyond normal wear and tear. All damages are documented and itemized in your deposit letter.

Door or screen replacement $200 + cost of door
Damaged linoleum / carpet $3–$5 per sq ft
Faucet replacement $100 + cost of faucet
Drywall repair $100 per hole + materials
Broken window $200 + cost of window
Stolen light bulb $10 per bulb
Light fixture / ceiling fan replacement $200 + cost of fixture
Missing outlet cover $10 per cover
Missing smoke detector $85
Trash removal $35/hr + fuel & dump fees
Broken appliance removal $300 + cost of appliance
Cigarette residue (indoor or outdoor) $200
Pet waste clean-up $100
Dehumidifier missing/damaged $400 (dirty: $200)
A/C unit missing/damaged $400 (dirty: $200)
